Frequently asked questions.
Everything clients ask us about shortlets, sales, lease and the Property Request service — grouped by topic.
Property Request
What is the ₦20,000 commitment deposit for?+
It confirms you're serious about your search and gives our team exclusive rights to source and negotiate on your behalf, rather than splitting effort across agents. It is a commitment fee tied to the exclusivity of the engagement.
Why does Property Request only cover select locations?+
The 2% + 2% pricing is only possible in the areas where our team has the deepest inventory access and verification relationships. Check the location field on the request form to see exactly which areas currently qualify — we're happy to assist outside them through our standard service, just reach out via Contact.
What exactly do the 2% agency and 2% legal fees cover?+
The 2% agency fee covers sourcing, viewings and negotiation. The 2% legal fee covers documentation review, due diligence and completion support from our legal team. Both are calculated on the final agreed property price and payable only on a successful outcome.
How long does a typical Property Request search take?+
It depends on your criteria and budget, but most clients see shortlisted options within 1–2 weeks of their deposit being confirmed.
What if you don't find a property that matches my request?+
Every request is handled individually. If your criteria or timeline change, simply speak with our team directly — we'll work with you to adjust the search rather than leave it unresolved.
Shortlet Apartments
How do I book a Nigeriabuy shortlet apartment?+
Open any shortlet listing and submit the Request to Book form with your check-in/check-out dates and guest count. Our team confirms availability and payment details directly with you.
What's included in the nightly rate?+
Most apartments include 24/7 power backup, Wi-Fi, and access to any listed amenities such as concierge, housekeeping or a gym and pool — the exact inclusions are listed on each property's page.
Do shortlet apartments require a security deposit?+
Some apartments require a refundable security deposit at check-in. Our team confirms the exact terms for your chosen apartment before your booking is finalized.
Can I book a shortlet for an extended stay?+
Yes — weekly and monthly stays are welcome, and extended-stay guests often receive improved rates. Mention your intended length of stay when you submit a booking request.
Which parts of Lagos are Nigeriabuy's shortlet apartments in?+
Our shortlet portfolio is concentrated across some of Lagos's most sought-after districts, with more added as the portfolio grows — each listing page shows its exact location.
Real Estate — Sales & Lease
What documents should I check before buying property in Lagos?+
At minimum: a Certificate of Occupancy (C of O) or Governor's Consent, a Deed of Assignment, and a survey plan confirming the title is free of encumbrances or disputes. Our legal team runs this due diligence on every listing we handle.
What's the difference between buying and leasing through Nigeriabuy?+
Buying transfers ownership of the property to you outright. Leasing is a fixed-term tenancy — typically annual — with rent and terms agreed up front. We handle documentation for both.
Can I buy or lease a property remotely if I live abroad?+
Yes. We regularly work with clients based outside Nigeria — arranging virtual viewings and video walkthroughs, and coordinating with our legal team on documentation — so you can complete a purchase or lease without being on ground in Lagos.
Are the 2% agency and legal fees the same for all real estate listings?+
No — 2% agency and 2% legal fees are specific to the Property Request concierge service, and only apply in its select covered locations. Standard sales and lease listings follow prevailing Lagos market rates, which our team confirms with you upfront before any transaction.
How do I schedule a viewing for a sale or lease listing?+
Open the property's page and submit the enquiry form — a member of our Sales & Lease team will follow up to arrange a viewing.
